Just 90 minutes from New York City, this beloved 1957 seaside hotel has been thoughtfully rejuvenated into a design-led waterfront retreat where mid-century heritage, contemporary design, and the living landscape of Pipes Cove meet.

Set across 45 acres between the Peconic Bay and an 18-acre protected marsh, Silver Sands includes 1,400 feet of private sandy shoreline and a working oyster farm just offshore. Three restaurants, the Salt Marsh Wellness Sanctuary – our full-service spa overlooking the marsh – and gathering spaces across the beach, gardens, and boardwalk create a setting for both respite and revelry. The property was named a 2024 Condé Nast Traveler Readers’ Choice Award winner for the Mid-Atlantic region and received a 2025 Hospitality Design Award for Outdoor Spaces & Landscape.

Creative Director and owner Alexander Perros, in collaboration with Leroy Street Studio Architects and the landscape architecture firm Hollander Design, has thoughtfully rejuvenated this iconic 1950s property. The transformation honors the spirit of the original motel while introducing contemporary architecture, landscape, and hospitality shaped by the character of the North Fork.

Each accommodation at Silver Sands reflects a philosophy of context-driven design, balancing the property’s mid-century origins with its deep connection to the surrounding shoreline, salt marsh, and coastal landscape.

Eat & Drink

Sharing meals has been a daily ritual at Silver Sands since the 1950s. Today, dining remains central to the experience, with three restaurants celebrating the flavors of the North Fork through oysters, seafood, local farms, and coastal cooking.

Nookies, a celebrated mid-century diner and cornerstone of the Greenport dining scene, was named to Condé Nast Traveler’s 2024 list of the Best New Hotel Restaurants in the World.

The Boathouse, set inside a restored century-old structure on Pipes Cove, honors Greenport’s working waterfront with playful, soulful dishes featuring hyper-local oysters and ingredients sourced from the farms and waters of the North Fork.

Eddie’s, our seasonal open-air restaurant beneath a century-old oak tree, serves wood-fired Neapolitan pizza, seafood-driven plates, and a thoughtful wine program that reflects the relaxed spirit of the North Fork.
